Re:Full Reconveyance of Mortgage.

Perhaps I can help...

The process takes 30 days give or take 10 days. Whenever the bank replies it usually doesn't address the substance of our charge so we conclude that they must be asking for additional time to respond- so we give it to them...

Re trusts... In general, a trustee has a legal and fiduciary responsibility to protect the assets granted into the trust. If the trustee(s) behavior does not benefit the beneficiaries, charges could be brought against the trustees for damages. Additionally, the grantors have similar rights.

There would be no reason to take the property out of trust since the structure is designed to separate assets from liabilities. For instance, if the grantor or beneficiary happened to run over a carload of lawyers kids the property held in trust cannot be attached because the assets do not belong to either one.

We believe this is a benefit long after we are finished with our business. Our process is more than just eliminating a mortgage, it’s about teaching people to live and act differently.

If one is genuinely sincere about understanding trust, trust structure and applicable laws I suggest a thorough read of Bogert's book on trusts. The notion that a property is placed in any risk by granting it into a trust is demonstrable evidence of a lack of understanding of trusts, contracts, and common law.
