I believe what you were commenting on are Trust Indentures.
I haven't seen but ONE mortgage and that was before I was in real estate brokerage.
Mortgages had a one year right of redemption, which made them 'unwieldly' for modern banking.
Trust Indentures commonly have a 120 day foreclosure schedule.
