The solution for a Deed of TRUST?

Hypothesis:If one were to give the servicer, and the beneficiary (which is clearly noticed in the loan paperwork: Fannie Mae, Freddie Mac, etc...) an opportunity to tacitly agree (consent) to modification of the Deed of Trust, or termination of the Deed of Trust, it appears that it is an acceptable practice to modify or terminate the trust if the settlor ("borrower") and all the beneficiaries agree.Just a thought.
