If I rent property.

how does the law effect me in kicking people out that refuse to pay? I know the "law" on this but how different is it considering the knowledge on this board and how things really work. What can I do different than others?

Luke,

This should be under another forum but a viable option is have your land under a land patent. This way it is private property and the government can't tell you what to do with it. Since it is in the private those US housing codes should not apply as they have no jurisdiction. However, they may intervene if the people in your rented abode claim that they are US citizens--this would allow them protection under the de facto government.

These are just my educated thoughts--not gospel

According to what I read... the gov. is restricted from any type of "administration" in regards to land under Patent.

<font size=3>Secure your land
... then give the "tenants" notice and put them out. You might want to inform them that the gov. can't interfer in the actions you are about to take.[/color]

Thanks! It's not that I want to, but I have really no choice as I am losing money and cannot afford the loss as they just are not working with me. Thanks again!

Luke,

Stay in honor!!! Don't do anything dishonorable or it may come back to bite you.

May the force be with you. (sorry I just couldn't help it)

I am also in Real Estate Services. What I have done, being that I am Not one of their Licensed Realtors. I have developed my own way of putting together a lease and on that lease I have the tenant initial and sign the line that states"if your rent is not in by the fith you receive notice, next day if its not in by the 10th u receive second notice, by the 15th if it is not in then the landlord has right to come and remove the property and change the locks" RISKY!. But it Does work.

The nice thing about a contract that covers these types of situations... the court can't screw with it. A private contract can be "enforced" by the court if one of the parties requests it to do so... but that takes time. I'm sure there may be others out there with a strategy for this type of situation.
