Hazards of a WD or other less than Patent

For the benefit of those who are in adverse possession of property (those not legally holding title), this information should be of immense interest to you. This information is from a Title Insurance company, and reveals some of the hidden hazards and possible consequences of not perfecting your title.

Much to the chagrin of some, patents are still being issued and even in the case of some lands, old patents are being cancelled and subject to being re-patented.

It would behoove all readers of this article, to research the land that they are on. Do not take the word of your Title Insurance Company. Most of those companies do not search back further than 40 to 50 years. In some cases they will search back to the early 1900's, but definitely not beyond that date. In some extreme cases wherein adverse possession is being held, you are subject to loose everything and still be responsible for the mortgage that you are currently paying.
