Just aquired land that was never patented

I just bought land in Texas and found out that it was never patented. I have talked to the Texas General land office and confirmed the same. I received the land along with 50% mineral rights. My question is, if/when I patent the land, do any other mineral interest owners retain thier rights, also there is an easement across the property, does this need to be re-negotiated?
