Exclamation In the county recorders office

SO here I am in their office. I tell the person behind the desk that I have a few questions, History, How far back the records go, etc. Then I tell her I'm trying to ensure that my land is clear of any and all encumbrances, and while discussing it with her, (she was VERY helpful by the way) she mentions that I will also want to ensure that there are no AFFADAVITS OF EQUITABLE INTEREST attached to the property as well. That and ensure that there are no UCC filings in the court records as well. Just some thoughts that we all may want to make sure of while building our land patents for ALLOIDAL TITLE.

Patent & UCC

Your post is certainly interesting.....I too have a land patent filed in the county records. I received another "tax" notice last week & I sent her( the county tax collector) an ACTUAL AND CONTRUCTIVE NOTICE demanding that she remove my property from the tax records,data base. That my Land Patent was an act of removal from "registration"..... She called 2 days ago asking for the filing number & book number that it's filed in. This is a concern to me because the file number is on the face page of the copy of the land patent she already had.
I had taken it into her office a few weeks after obtaining it, asking her clerk to remove the property from records. It seems they would like nothing better than to vitiate the land patent. I have some confidence tha can't happen. Your thought?

Saber8,

I have read your post and you are doing it right. I have no wish to defend the bureaucracy, but we must also rememebr that these folks are still people. There are lazy ones, productive ones, forgetful ones, and those with "bad hair" days.

What I am aiming for is this:

We must, when dealing with these folks, remember to be dispasionate and professional, watching our language and temper control. This is not to say nor infer you personnally are doing any thing wrong, but more for other readers of this forum.

When you filed your paperwork, the clerk may have been VERY productive, and filed it immediately. ALthough, perhaps in the wrong place. As well, the collector was probably dis organized that day, and did not /could not/ would not care to.. find your paperwork. Remember the mentality.
