Mortgage 'trail'



Aloha y'all,


Can someone join in down this paper trail I have infront of me?


re: refinancing of mortgage


#1& Dated 9/30/03 per WA Mutual Home Loans:& 'thank you blah, blah, blah . . . also, please note that your home loan was paid in full on 9/18/2003 (within 2 months of refinance).& We will prepare a release of lien within 90 days and will send it directly to the appropriate recorder's office for recording.&


#2& Dated 10/8/03 per SUMMIT LENDING, Honolulu, HI:& NOTICE OF SALE AND TRANSFER OF LOAN # . . .


Congratulations on your loan closing and thank you for choosing SL of HI . . .This letter is to inform you that as of today, your mortgage has been sold and transferred to another investor.& We would like to take this opportunity to introduce you to your new loan servicer, GMAC BANK.


The transfer and sale of good quality loans is common in today's mortgage banking industry.& This fulfills the needs of investors and makes funds available for other homeowners such as yourself.& This transfer is simply the result of a business transaction between two institutions, and by all means, does not have any reflection on you (HA, HA, HA).


Blah, blah, blah, should you have any questions concerning your account, feel free to contact GMAC BANK's customer service . . .


#3& Dated 10/6/03 RELEASE OFF MORTGAGE, recorded in Bureau of Conveyances of the State of Hawaii.& Stated on doc. MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (original mortgage company).


#4 Dated 10/24/03 - Recorded doc. #2003-233xxx


#5 Dated 1/30/04 per GMAC Mortgage, Waterloo, IA.& Letter re: Unidentified Funds.& Basically stating 'unable to locate mortgage account number' (err in account number entry on check).


#6 Received 3/20/04.& Letter from WA MUTUAL BANK stating note enclosed RELEASE OF MORTGAGE (see #3 above).


I checked to see if mortgage with GMAC has been filed with the Bureau of Conveyances here, none!


I'm excited because there's alot of stuff going on in my head about this one.& I know:


1) This mortgage has been sold since refinance.& Who are the others between refinance and GMAC?


2)& Hold off on the 1st payment to GMAC. Because:& GMAC will not be able to verify an original signature of 'mortgagee' on any of their docs.


Several other ideas in 'holding pattern'.& Can anyone out there share their ideas about this trail of confusion?


Not asking for legal advise, just your entertaining thoughts on this issue.
