Real Estate Transfer in Wisconsin

We (my wife and I) are in the process of purchasing property from her mom. We have made an offer to purchase and have applied for a loan to finance purchase. The attorney for my wife's mom has (in answer to our inquiry about use-or not, actually-of social security #'s) has advised that it is his understanding that local Register of Deeds will not record the deed unless it is accompanied by form prescibed by Wisconsin Secretary of Revenue; specifically a "Wisconsin Real Estate Transfer Return".



We have not included any S.S. #'s on the Offer To Purchase form, and the attorney's understanding is that the Tranfer form is not "completed" without our providing S.S. #'s; and referring to WI Statute 77.22(2) and the fact that form has a line for S.S. # as basis for understanding. Statute doesn't mention S.S.#, only that Secretary "shall prescribe form required".



We have provided lender with S.S. info with specific understanding that it will be used only for identification for credit check.



We are just learning about freedom issues, legal status, etc. We want to keep this transaction as "clean" and simple as possible. We are learning as we go [unfortunatly], but we're willing and determined.



We need help in navigating these waters. Any resources that can be recommended would be greatly appreciated. If there is a better place to post ?? like this, please advise. Help!
